How it works

Three steps. One accountable team.

1

Call or send your plans

Tell us the space, the scope, and the deadline. We ask the right questions and set up a walkthrough — commercial or residential.

2

Scope, budget & schedule

A written scope with transparent pricing and a real schedule built backward from your deadline. Permits and MEP included — no hidden change-order games.

3

We build it — one team

One named project manager runs the trades, permits, and inspections through to certificate of occupancy or final punch list. You always know where things stand.

Why one-stop

The trades, the permits, the schedule — one contract.

Most Katy-area projects are split across a contractor, separate MEP subs, and an outside permit runner. Every handoff is a place to lose a week — and a place where a change order hides.

We coordinate mechanical, electrical, and plumbing in-house, expedite City of Katy and Harris/Fort Bend permits ourselves, and put one named project manager on your job. You get a single point of accountability from the first sketch to certificate of occupancy.

FAQ

Questions, answered straight.

A full-service general contractor manages your entire project under one contract — design coordination, permits, the trades (mechanical, electrical, plumbing), the schedule, and the build itself. Tanglewood Construction coordinates all of that in-house for shopping-center buildouts, commercial tenant improvements, ground-up commercial, and residential remodels across Katy and the west Houston metro, so you have one accountable team instead of three or four contracts to chase.
Texas does not issue a state general-contractor license — there is no such thing to hold. Credibility for a Texas GC comes from City of Katy contractor registration, the licensed mechanical/electrical/plumbing subcontractors we coordinate, general-liability and workers'-comp insurance, bonded crews, a named project manager on every job, and a clean Harris/Fort Bend permit record. We're happy to provide our registration and insurance details on request.
Commercial buildout pricing in the Katy and west Houston metro generally runs about $65–$180 per square foot for tenant improvements, $85–$250 per square foot for shopping-center and retail buildouts, and $175–$425 per square foot for ground-up commercial — depending on finishes, MEP scope, and how much existing infrastructure can be reused. These are planning ranges; we provide a written scope and a real number after a walkthrough. See our cost guide for worked examples.
Yes. In-house permit expediting is one of the main reasons owners hire us. We assemble the submittal package, manage plan-review comments with the City of Katy and Harris/Fort Bend County, coordinate the MEP sub-permits, and schedule inspections in the right sequence so your occupancy date doesn't slip. We also offer permit expediting as a standalone service for owners and other contractors.
MEP coordination — managing the mechanical, electrical, and plumbing trades — is the single biggest reason buildouts run late and over budget. When those are three separate contracts, conflicts surface in the field as expensive change orders. Because we coordinate MEP in-house, we run clash detection on paper before anyone opens a wall, sequence rough-in so trades aren't colliding, and keep one schedule for the whole project.
Yes. Our primary lane is commercial — shopping-center buildouts, tenant improvements, and ground-up — but the same crew and the same in-house MEP and permit coordination handle kitchen, bath, and primary-suite remodels, room additions, full-home remodels, and smaller custom new construction across Katy, Cinco Ranch, and the surrounding metro.
We're based in Katy and serve Cinco Ranch, Cypress, Fulshear, Richmond, Sugar Land, Memorial / Energy Corridor, west Houston, and the broader Houston metro. Katy and the west Houston metro are our core area; we take on commercial projects further into the metro as well.
Usually, yes. Design-build puts the design and the construction under one contract and one accountable team, so constructability and budget are built into the design from day one and there's no separate re-bidding step where the architect and contractor point at each other. For most commercial owners who want speed and a single point of contact, design-build is the faster, lower-surprise path.
